Afton Village is a 258-home Houston neighborhood in the Spring Branch area of northwest Houston. Located five minutes from The Galleria area and about ten minutes from both Downtown and The Energy Corridor, its close-in location and proximity to Houston’s popular Memorial Park make it a popular residential destination. The heavily-wooded neighborhood was developed in the late 1950s and continues to be one of the most desirable and best-kept secrets in the city. The Afton Village Homeowners Association protects the harmony, integrity and value of the neighborhood through the Association’s Deed Restrictions.

The Afton Village HOA annual Board meeting and elections process was held on Tuesday, January 20, 2026. We are happy to report that there was a significant number of our homeowners in attendance beyond the quorum required.

We received input on several important priorities that the Board of Directors has identified as critical issues for the Afton Village HOA to address and resolve in 2026.
AVHOA Deed Restrictions (CCRs) have not been updated for many years, and the following items were identified as priorities to be addressed in 2026:
- New Texas legislation has been passed that affects the governance of all HOAs, and updated CCRs need to be reviewed by legal counsel and reflect Texas legislative intent in the AVHOA CCRs.
- The lack of a mandatory annual HOA fee in Afton Village prevents the AVHOA from having both the financial resources and legal standing to enforce deed restrictions. Our neighborhood is going through a significant period of increasing sales, new home construction and additions to existing properties and putting the question of a mandatory HOA fee to a homeowner vote is essential to properly manage the future work and expenses related to enforcement of CCRs.
- Improving the overall safety and beauty of our neighborhood is clearly on the minds of residents. The home invasion that occurred, contractors working at night, late-night noise complaints, unapproved building plans, and poorly maintained properties can affect our homes' values.
- Since we have seen considerable appreciation in Afton Village home sales prices over the last three years, we want to protect those values and continue to build Afton Village as a highly sought after neighborhood for families, friends, and retirees.
- We are interviewing part-time management companies to assist with HOA priorities and resolve deed violations professionally and without the necessity of direct conflict between neighbors.
- The subject of neighborhood security patrols was discussed, and research is being conducted on costs for part time HPD, County, or private security companies to patrol our neighborhood. We are researching part-time, randomly scheduled patrols to provide us with additional coverage that we are not getting from a regular HPD patrol in Afton Village. The results of our research in this regard will be discussed at a future board meeting.
Most importantly, a motion was made, seconded, and passed by majority vote to hire legal counsel to review, update and prepare amended CCRs for a future vote by the AVHOA homeowners in 2026. A “not to exceed” budget of $12,000 was approved for the legal work and HOA attorneys are being interviewed to begin this update work ASAP. We will update the AVHOA residents on our progress in this regard, and updated CCRs and other materials will be provided to residents as they are available.
There is a new sense of energy and enthusiasm from our Afton Village residents. Since the meeting, more homeowners have contacted us about serving on committees. Since a past attempt to pass a mandatory HOA fee failed, the AVHOA Board will select committee members who fully support a reasonable mandatory annual fee, with appropriate limits on annual increase amounts.
We value your input on these important issues! We realize that to persuade a majority of the AVHOA owners to vote for the critically needed mandatory HOA fee and updated CCRs, we need to keep you fully informed and confident in the process. And we will!

This year’s Neighborhood Night Out is TBD 2026 October, from 5 to 7 pm. at the Afton Village Swim Club. This is a great opportunity to get to know your neighbors and what’s going on in the neighborhood.
It’s time for the annual Afton Village HOA Neighborhood Garage Sale Dale, date TBD 2026 from 8 am – 1 pm. You know the drill, clean out your closets, cabinets, and maybe even your attic. Place the items out, don’t forget to mark your items with their prices. Signs to spread the word will be placed out the morning of. Please be a safe garage sale host, have a buddy with you, keep your cash safe and out of site.
Come join the neighborhood at the Afton Village Swim Club for bites, swimming, and games, bring the family. Date for 2026 is an April date that is TBD.
Meetings are the 4th Tuesday of every month, but may vary or change due to holidays and elections, located at the Trini Mendenhall Center, 6:30 PM. Please check the board up front for the room assignment, all residents are welcome.

Monday, December 15th is the last day to decorate for the holidays to enter the decorating contest. The social committee will vote on 3 homes and each will win a prize.
Please turn in the ballots received physically or via email to your block representative listed on this website or someone on the tallying committee by the Jan HOA meeting, or you can bring it to the meeting. Responsibilities for each position are in the bylaws attached on this site. Nominations committee will be determined and posted here by the October HOA meeting.
We very strongly encourage current and prospective homeowners, as well as their agents, architects, and contractors to read the deed restrictions, amendments, and interpretations carefully and completely. We draw special attention to the following section:
The owner shall submit two sets of building plans, specifications, site plans or plats, as appropriate (the “Plans”), to the Committee for (i) the subdivision of any lot, (ii) any planned demolition, remodel, renovation, reconstruction, replacement or other change of an existing structure, building, dwelling, garage, porte- cochere, carport, driveway, sidewalk, wall or fence, or (iii) any planned construction of a new structure, building, dwelling, garage, porte-cochere, carport, driveway, sidewalk, wall or fence. No Plans shall be filed and no such work shall be commenced prior to the approval by the Committee. Any modification or change to the approved set of Plans must be approved by the Committee. City of Houston Permitting Center: Plans and permit are required to be on-site for the inspection. If corrections are required, call 832-394-8840 for a reinspection. *Effective immediately, a legal form survey must be provided to the inspector on the first scheduled structural inspection. This new requirement applies to all new construction and additions (those that extend the existing footprint). The new requirement includes all slab on grade, and pier and beam foundations.
If you are inquiring about submitting plans as required by the Deed Restrictions for remodeling or new construction, you will receive a reply that will include instructions for drop-off of two hard copies of the plans as required for architectural review and approval.

Please leave at least three feet between the bins to allow the trucks to function correctly and do not place your bins under low-hanging tree branches. CARS PARKED ON THE STREET MAY PREVENT THE TRASH AND RECYCLING TRUCKS FROM MAKING THEIR COLLECTIONS.
The City’s Heavy Trash Collection has been overhauled. In alternating months, residents may dispose of their Tree Waste, and Junk Waste at their curbside. This new method of collecting your large waste comes with the benefits of diverting materials that can be recycled from landfills, saving landfill space and your valuable tax dollars. The Tree/Junk Waste schedule changes each month from Tree Waste to Junk. Tree Waste months are January, March, May, July, September, and November. Junk Waste months are February, April, June, August, October and December. “Tree Waste” is defined as “clean” wood waste such as tree limbs, branches, and stumps (lumber, furniture, and treated wood will NOT be accepted).
“Junk Waste” is defined as items such as furniture, appliances, and other bulky material. Junk Waste may not be placed for collection during a Tree Waste Month.
A maximum of four cubic yards of building material (not including brick, plaster or concrete) generated by the resident in connection with the maintenance of the resident’s property will be collected by Tree Waste/Junk Waste. Please Note: Tree Waste is accepted during Junk Waste Months. However, to ensure that your Tree Waste is recycled, you may hold your tree waste materials until the next Tree Waste designated month or bring it to a Neighborhood Depository.

Afton Village Swim Club is a family-oriented swim and social club. AVSC offers a junior olympic size pool, baby pool, swim team, playground, monthly member cookouts, pavilion rentals for pool parties, BBQ grills, family events, concessions and lots of shade.
